Tenants
BELVOIR understand that to deliver to our landlords, we need to take care of our tenants. To ensure we look after you, each BELVOIR office:-
- Have an extensive range of properties for tenants to rent
- Ensure the properties are let legally
- Protect your deposit in a government approved Tenancy Deposit Scheme
- Have easy to read agreements that comply with the latest legal regulations
- Accompany you on all viewings
- The majority of offices can arrange viewings during the weekends and evenings when required (speak to your local office to arrange this)

- Create your own folder of shortlisted properties
- Book viewings on-line using our new diary system

From 1st October 2008, all properties that are marketed for rent MUST have an Energy Performance Certificate available for you to see, which will help you to understand how much the utility bills are likely to be.
The BELVOIR difference
All BELVOIR offices are owner managed and run by local lettings specialists. All Lettings staff are specially trained and equipped to assist tenants find properties to rent that will meet your needs and look after you during your rental period.
Each office maintains a database of properties available to rent and together with prospective tenants and their requirements. As properties become available, our first action is to contact prospective tenants on the database whose requirements match the property. Call us, or complete this form to enter your requirements on the database.
BELVOIR Lettings has over 140 offices across the UK, with new offices opening all the time. If you are moving from one area to another, then contact the BELVOIR office in either your current or proposed location. We would be happy to assist your complete relocation by managing your own property in your absence and assisting you in finding rental accommodation in the new area.
Typically, properties to rent become available about two months before occupancy date, so where possible it is advisable to start looking early.
Viewing
Having identified prospective properties, BELVOIR Lettings will arrange for you to view the properties. These will be arranged at a time to suit you, which could be in evenings or week-ends, subject of course to the Landlords permission. Viewing will always be accompanied by the local BELVOIR representative, who will be able to provide immediate advice and answer any questions you may have.
Application
Having selected a property, we need you to complete a written application form to apply to rent the property. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
Administration Fee
On application BELVOIR Lettings charge an administration fee to cover the tenant`s share of references and credits checks, producing the Tenancy Agreement and legal notices, check-in, and all other administration to start the tenancy. Where an Independent Inventory Agent is used there may also be a fee from the Inventory Agent for the check-in.

References
BELVOIR will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference. In addition a credit check will be undertaken.
Where a tenant is unable to meet the required income or credit checks, the tenant may be able to have a Guarantor agree to underwrite any rent liabilities.
Deposit
A deposit is required prior to occupation. This is normally equal to about 6 week`s rent, but may vary. Check with your BELVOIR representative. This deposit will be protected in accordance with the Tenancy Deposit Protection legislation where applicable.
The deposit is held to cover your obligations under the tenancy agreement including any breakages, damage, or other tenant liabilities. At the end of the tenancy BELVOIR Lettings, or an independent Inventory Agent, will check the property in the presence of the tenant and assess any damages and deductions due.
Rent
Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.
Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the BELVOIR Client Account, monthly in advance, with the first month`s rent due before taking occupation of the premises.
