The Belvoir Lettings’ Full Management Service:
We will:
• Visit the property to provide an indication of the potential rental value and advise of any repairs or alterations required before letting.
• Ensure that we have full details of your wishes with respect to the letting
• Apply for an EPC (from January 2009)
• Search our database to try and match a tenant to your property and your wishes
• Put your property details on several websites, including our own,
www.belvoirlettings.com, which are updated and monitored regularly
• Effect the appropriate advertising of your property to seek a suitable tenant
• Accompany prospective Tenants to view the property
• Carry out credit, status and income checks on prospective tenants
If the tenant meets your criteria and passes our checks we will:
• Draw up the tenancy agreement & conditions
• Ensure that the property is ready for occupation
• Carry out a full statement of the property’s condition and draw up an inventory with meter readings
• Issue all the required advanced legal notices
• Arrange insurance cover (if required)
• Apply for a Fitness Inspection, (if required)
• Collect and hold the required dilapidations deposit
Our management of the property will then consist of:
• Arrangement of the rent guarantee and legal protection insurance, (if appropriate)
• Arrangement of any Fitness Inspections (if required)
• Collection of all rental income
• Payment of all rents to the landlord’s nominated account by electronic transfer, (or cheque when appropriate), confirmed by the issue of a monthly rent statement. (Statements to be e-mailed if possible.)
• Ensure that the Tenant has Belvoir contact details together with a Rent Book
• Conduct regular inspections of the property and inform the landlord of any problems discovered
• Ensuring maintenance problems are dealt with swiftly as per the landlord’s instructions
• Paying for all repairs up to authorised limits direct from monthly rental income as appropriate
At the end of the tenancy we will:
• Issue the advance ‘Notice Requiring Possession’ if necessary
• Advise the tenant of the required ‘move out’ procedures
• Conduct a move-out inspection once the tenant has vacated the property
• Repay the deposit to the tenant OR deduct any charges for any damages or dilapidations, in accordance with the provisions of the Tenancy Agreement, before repaying the balance, if any, to the tenant
• Hand over the property to the landlord or seek a new tenant as instructed
The Belvoir Lettings Tenant Find Service
We will:

• Search our database to try and match a tenant to your property and your wishes
• Put your property details on several websites, including our own,

• Accompany prospective Tenants to view the property
• Carry out credit, status and income checks on prospective tenants
If the tenant meets your criteria and passes our checks we will:
• Draw up the Tenancy Agreement & conditions
• Issue all the required advanced legal notices
• Collect and forward the required dilapidations deposit as agreed
• Collect the initial rental payment and forward the balance to you, less our fees/charges as agreed
• Set up a Standing Order to your designated bank account for future rent payments
• Ensure the Tenant has Name, address and telephone of Landlord together with a Rent Book
• For an additional charge - Carry out a full statement of condition of the property and, if fully furnished, a detailed items inventory
